Building Code
2025 California Building Code with San Francisco amendments (effective January 1, 2026)
Decks less than 10 feet above grade that meet Planning setbacks may qualify for OTC (Over-the-Counter) permits. Deck repairs under 50% of area may also qualify for OTC. Decks over 10 feet above grade require full in-house plan review.
If your deck does NOT meet all exemption criteria, you must obtain a permit before construction. Building without a required permit can result in fines, stop-work orders, and required demolition.
Review the exemption criteria above. If your deck exceeds any threshold, a permit is required.
You'll need a site plan, deck dimensions, framing details, and footing specifications. Check San Francisco's specific documentation requirements.
Apply through PermitSF . Pay the permit fee at submission.
Once approved, post your permit visibly and schedule required inspections (typically footing, framing, and final).
